The Salt Lake winter is long, cold, and unforgiving of plumbing systems that have not been winterized. Late September is the right month to address pre-cold-season plumbing items — water heater inspection, exposed pipe insulation, outdoor faucet shutoff, sump pump test, and emergency-system check. The homes that get through January without a plumbing emergency are the ones that did the prep in September.
Water heater pre-winter check
Winter is peak water-heater stress season. Cold incoming water means longer recovery times. Hot showers run longer. Higher demand stresses aging tanks. Inspect for rust streaks, drain pan moisture, TPR valve dripping, and manufacturer date. Units older than 10 years go on the replacement plan now, not when they fail in January.
Insulate exposed supply pipes
Foam pipe insulation sleeves over every exposed copper line in basements, crawl spaces, and unheated garages. Foam faucet covers on outdoor hose bibs. Insulating wrap on backflow assemblies. Cost: $40-80 for a typical home. The National Weather Service pipe-freeze guidance covers the threshold conditions.
Outdoor faucet shutoff and drain
Locate the interior shutoff for each outdoor hose bib. Close it. Open the outdoor bib to drain the line. Disconnect any garden hoses. A hose left attached during a freeze traps water and is one of the most common burst-pipe causes.
Irrigation system blowout
Schedule a sprinkler blowout in early October. An air compressor pushes residual water out of irrigation lines before the first freeze. Skipping the blowout reliably costs $1,000-3,000 in repaired irrigation valves and broken lines come spring.
Sump pump confirmation
Test the sump pump (see our September sump pump post for the procedure). Replace pumps older than 7 years. Confirm battery backup if installed.

Emergency kit refresh
Keep flashlights, towels, plungers, the main shutoff key, and your plumber’s phone number in a known location. Confirm everyone in the household knows where the main is and how to shut it off. Pre-winter is the right week to drill it.
